Meetings The board meets at the Lake Park Community Center at 6:30pm, usually the third Monday of January, April, July and October. All townhome residents are welcome to attend the regular meetings. The 2006 Annual Dinner Meeting will be at Lake Park Community Center on November 9th. To be included on any LPTA meeting agenda, contact Sandy Coughlin.

Our Association As townhome owners and residents, the Lake Park Townhome Association’s first concern is to safeguard the common elements to our townhome properties (primarily our buildings and grounds) per the original 1997 LPTA Declaration and By-Laws. As we take a volunteer turn on the LPTA board of directors, we review townhome-related operations and the occasional individual townhome owner requests for exterior changes. Owners are responsible to enter a request before installing exterior options (including storm doors, communication dishes or gates) that can affect townhome appearance. The volunteer board determines and monitors the LPTA Annual Budget, and sets goals and strategy for the association (including preventive maintenance and accumulating financial reserves for future needs). The LPTA contracts with Henderson Properties to do the actual management of daily operations: collect townhome dues, manage vendors for the building exteriors and grounds, and respond to maintenance and service requests. Townhome dues pay for the landscaping services immediate to the townhome properties: water and sewer service, the Preventive Maintenance program (power wash, repair and paint of every building every 4 years), weather-related repairs to exterior siding, roof and shutters on individual units, and the new irrigation project. See the LPTA budget for details. Townhome Volunteers Over a dozen townhome residents, from many walks of life, have served on the LPTA board from time to time. Board members are elected at the Annual Dinner Meeting in November for a short 3-year term. They attend just 4 quarterly meetings a year. Their spirit of cooperation, and appreciation for their townhomes, has generated ideas to make the LPTA board successful. · In 2003, the PM program was developed. · In 2005, welcome visits began to greet new townhome owners. · In 2006 an irrigation project began and will complete in 2010. By handling major expense projects in phases, by being attentive to a strong and responsive management company, and by protecting future reserves, the board has avoided any special assessments since its inception and has increased dues by only $10.12 per month since 2003. This approach also efficiently accommodates the limited time that busy volunteers can offer. Other Lake Park Neighborhood Associations The master Home Owners Association (HOA) was established in 1991 and has been a backbone of service in Lake Park for maintaining neighborhood values and unique community activities. The HOA board meets monthly at the Community Center. Each board member is elected by a quorum of all home and townhome owners at the Annual HOA Meeting each December. The HOA does not maintain the townhome exteriors, does not manage any townhome projects or LPTA CCR violations. Your HOA dues pays for such traditional Lake Park programs as the Spring Kite Festival at Founders Park, the Fall Festival at Town Center, and the widely advertised spring and fall garage sales. The HOA also ensures that residents are aware of the Covenants, Conditions and Restrictions that apply to all Lake Park homeowners and works to ensure that residences maintain exterior Lake Park standards.
