Identity The LPTA was established in 1997 to address needs and interests common to our neighborhood of 150 townhomes in Lake Park. Our Mission We work together for effective communication, economical townhome maintenance, architectural integrity and social development in the Lake Park community. |

Our Village Lake Park is a beautiful and unique community. It is an incorporated village with a Mayor, Village Council, Village Clerk, Finance Office and a Village Attorney. The Council meets the 2nd Tuesday of every month and distributes a monthly newsletter, The Lake Park Villager. Visit the Lake Park municipal website www.lakeparknc.gov for important information about our village: council news and services, village ordinances, council minutes, commissions (Parks & Recreation and Economic Development), and history of Lake Park. Your Lake Park village taxes pay for street and sidewalk paving, waste collection service, street lighting, two full time deputies, and the maintenance of the public playgrounds, ponds, pools, gazebos and the Community Center. That center provides two meeting rooms and is also an official handicap-accessible polling site for Union County Precinct 36B for November elections. Activity First and foremost, LPTA safeguards the common elements to the townhome properties (primarily building exteriors and grounds) as described in the Declaration and the By Laws of the LPTA. To this end, LPTA reviews performance issues for all townhome-related operations, integrity of architecture and landscaping changes, watches over the current LPTA budget and sets goals and strategy (like preventive maintenance and accumulating reserves for future needs). LPTA contracts with Henderson Properties to manage the operations: collect the townhome dues, manage vendors for landscaping and building exteriors and respond to day-to-day maintenance and repair service requests. (Whenever a townhome is bought, a copy of the Declaration and By Laws becomes part of those documents the owners receive at closing.) History From construction of the first townhome in Lake Park, the Mathisen Company managed the LPTA. By late 2002, our developer had turned over townhome residences to 132 resident owners. In the Annual LPTA meeting in November 2002, the townhome owners elected a board of their peers to direct the LPTA. Board directors serve 3-year terms. Their sole compensation is the pleasure of being responsibly involved in the welfare of the townhome community. In April 2003, the LPTA formed an Architectural Review Committee (LPTA-ARC) that evaluates and implements townhome compliance with the architectural guidelines included in the LPTA Declaration and By Laws. |
